Vacation Rental Photography for Smoky Mountain Property Managers

Consistent professional photography without adding another thing for your team to manage.

Managing vacation rentals means balancing guests, owners, cleaners, maintenance, turnovers, and everything else that comes with keeping a portfolio running.

Photography should make that job easier—not create another thing you have to manage.

I’m Peter Horine, a full-time cabin and vacation rental photographer based in the Smoky Mountains. I’ve been photographing properties in this market for more than 20 years and have photographed thousands of vacation rentals throughout Gatlinburg, Pigeon Forge, Sevierville, Wears Valley, Townsend, and the surrounding area.

Whether you need photography for one new property, a group of new listings, or an ongoing relationship across your portfolio, I can build the process around the way your company already works.

Let’s talk about your properties →

Photography that looks polished—and still looks real

Vacation rental photography has to do more than look good.

It needs to catch a guest’s attention, clearly communicate the spaces and amenities that make the property special, and set realistic expectations for what they’ll experience when they arrive.

My approach combines controlled lighting with the existing light in the room to create photographs with:

  • Clean, accurate color
  • Natural-looking wood tones
  • Bright but believable interiors
  • Clear exterior views through windows when appropriate
  • Consistent lighting from room to room
  • Realistic skies, views, and surroundings

The technique is often called flambient photography—a combination of flash and ambient exposures—but the technique itself isn’t really the point.

The result is.

I avoid exaggerated colors, artificial-looking window views, fake skies, and heavy-handed processing that makes a cabin look dramatically different from the real thing.

I call it enhanced realism: the property on its best day.

The same photographer. The same standard. Every time.

Consistency becomes more important as a vacation rental portfolio grows.

When you work with me, you work directly with me.

I photograph the properties, establish the visual approach, and maintain the same standards for composition, lighting, color, and editing from one property to the next.

Over time, I also learn how your company works—what your team expects, how you prefer properties photographed, what matters to your owners, and how you want your portfolio presented.

Instead of starting over with a new photographer on every shoot, you develop an ongoing relationship with someone who already understands the assignment.

Built around the way property managers actually work

I’ve photographed vacation rentals long enough to know that shoot day rarely happens in a vacuum.

A cleaner may still be finishing. Maintenance may be replacing something. A guest may have checked out late. An owner may have a special request. The weather may change.

And occasionally the hot tub cover is exactly where nobody wanted the hot tub cover to be.

Your team usually doesn’t need to accompany me through the property.

When appropriate, I can coordinate access through your office, field staff, cleaning team, or property access system. I arrive, photograph the property, secure it when I leave, and deliver the finished media without requiring someone from your team to spend half a day managing the shoot.

For ongoing property management clients, we can establish a consistent workflow for:

  • Scheduling and property access
  • Standard coverage expectations
  • Editing and visual style
  • File naming and organization
  • Delivery
  • Drone, twilight, and video options
  • Special owner requests
  • Portfolio-wide consistency

The goal is simple:

Request the photography and then stop worrying about it.

Full-property coverage—not an arbitrary photo count

A two-bedroom cabin and an eight-bedroom lodge with a pool, theater, game room, outdoor kitchen, fire pit, and three decks obviously don’t need the same amount of photography.

I don’t approach a property as a fixed number of images that has to fit into a predetermined photo cap.

Coverage is based on the size of the property, its amenities, and what needs to be communicated to a potential guest.

Bedrooms, living spaces, kitchens, bathrooms, decks, views, game rooms, theaters, pools, hot tubs, fire pits, outdoor spaces, and other important features are photographed as part of telling the complete story of the property.

Pricing can scale with the size and complexity of the cabin rather than limiting the photography to an arbitrary number of finished images.

One photographer for the whole property

Depending on the property and your marketing needs, I can provide more than interior and exterior still photography.

Interior & Exterior Photography

Complete professional coverage of the property with an emphasis on accurate color, natural lighting, thoughtful composition, amenities, views, and the relationship between spaces.

Drone Photography

FAA Part 107 aerial photography can establish the setting of a property in ways ground-level photography can’t—mountain views, acreage, surrounding terrain, resort placement, and other location features.

Twilight Photography

Evening and blue-hour photography can showcase outdoor lighting, pools, hot tubs, fire pits, decks, views, and the atmosphere of a property after dark.

Vertical Social Video

Short-form vertical video provides additional material for Instagram, Facebook, TikTok, and other social and marketing channels.

FPV Fly-Through Video

Continuous movement through and around a property can communicate layout, scale, and the relationship between spaces differently than still photography or a traditional walkthrough.

Additional video and content-library options can also be developed for property management companies that need a larger supply of reusable social content across their portfolio.

A consistent look built around your brand

Every property begins with a clean, color-accurate finished set.

For property management companies that want a more distinctive visual identity, we can also develop a custom finishing style for your portfolio.

That might mean warmer and more inviting, darker and more atmospheric, brighter and more contemporary, or a look developed specifically around your existing website and brand.

Once we establish the look, it can be applied consistently to future properties.

That gives you two useful assets from the same photography:

Clean Master — Accurate, natural photography that provides a consistent foundation for listings, booking platforms, websites, and general marketing.

Custom Portfolio Look — A coordinated grade developed for your company and applied to the finished photography for social media, advertising, email campaigns, featured properties, or anywhere you want a more distinctive brand presentation.

Rather than forcing every client into the same preset or trendy editing style, the second look can actually belong to your brand.

And once we’ve developed it, we can carry it forward from property to property.

New listings, renovations, and properties that need another look

Not every property needs the same thing.

A newly onboarded cabin may need complete photography. A renovated property may only need updated coverage of the spaces that changed. A cabin with a new pool, game room, deck, or fire pit may simply need those amenities added to the existing listing.

And sometimes an established property just needs another look because its current photography no longer represents it well.

I can help with:

  • New property onboarding
  • Complete listing photography
  • Renovations and remodels
  • New amenities
  • Seasonal and exterior updates
  • Website and brand imagery
  • Properties with outdated photography
  • Listings that simply aren’t presenting the property as well as they could

If you’re not sure how much actually needs to be reshot, send me the existing listing.

I’ll give you my take.

Sometimes the answer is a complete new shoot.

Sometimes it isn’t.

Property Manager FAQ

Do you need someone from our team at the property?

Usually, no. When access can be arranged through a door code, office, cleaner, or field staff, I can handle the shoot independently and secure the property when I’m finished.

Can you work around turnovers?

Yes. Vacation rentals aren’t empty studios. Scheduling often has to work around guests, cleaners, maintenance, and check-in times. We can coordinate photography around the way your company already handles turnovers.

Can you photograph only part of a property?

Absolutely. If you’ve remodeled a kitchen, added an amenity, replaced furniture, changed an outdoor space, or otherwise updated part of a property, a targeted reshoot may make more sense than starting over.

Can you maintain a consistent look across our portfolio?

Yes. That’s one of the biggest advantages of an ongoing relationship.

We can establish expectations for composition, lighting, coverage, editing, file organization, and optional services. If you choose a custom portfolio grade, that visual treatment can also be carried across future properties.

How are finished files delivered?

Finished images are delivered digitally in organized folders. Delivery can include high-resolution files for your archive and broader marketing needs along with web-ready files for listing and direct-booking platforms.

Do you offer pricing for ongoing property management work?

Yes. Pricing is based on property size, amenities, and the media required. For companies with recurring photography needs, we can establish a predictable process for estimates, scheduling, coverage, and delivery.

What areas do you cover?

I regularly photograph vacation rentals throughout Gatlinburg, Pigeon Forge, Sevierville, Wears Valley, Townsend, and the surrounding Smoky Mountains. Projects outside the immediate area can also be arranged.

More than 20 years photographing the Smoky Mountains

I’ve been photographing real estate and vacation rental properties since the early 2000s and have photographed thousands of properties during that time.

The Smoky Mountain vacation rental market has changed enormously over those years—from traditional cabins and chalets to large amenity-driven lodges, contemporary mountain homes, and increasingly sophisticated direct-booking brands.

This is the market I work in.

I regularly serve Gatlinburg, Pigeon Forge, Sevierville, Wears Valley, Townsend, and surrounding communities throughout the Smoky Mountains.

For property management companies with homes spread across multiple areas, shoots can also be coordinated geographically to simplify scheduling.
